I can certainly see where you are coming from. One of the first things I said to my wife when she asked me about the school was - "It's not a quaint little town that you are going to want to visit. It's much more a classic, poor southern town. I did drive around the town a good bit, because I didn't have much else to do...and the area around the school is ok. Some new coffee shops and restaurants, but even those are retrofitted into older buildings. I wasn't around long enough and I didn't interact with enough people to get a sense of the other items you pointed out, but given what I saw - I expect those things are still present.
