      My pool motor started tripping the breaker randomly...So annoyed, figured it'd be crazy expensive.

      Luckily my mom asked if the home warranty covers it, and I had completely forgotten we added on the pool to it!

      End up getting a new or fixed motor (not sure, he's still putting it in now) for the cost of the 55 buck service fee!

      So happy! Also will be nice having the filter run via the timer without breaking.

              On a funny note, I tried to backwash my pool this morning and the backwash vinyl hose had a small kink and exploded all over me lol

              I've since learned that these hoses are 20ish bucks and usually last a year or two max, so it makes sense that this one just got baked to death in the sun with neglect.

              I was soaked and had to change my work clothes lol...thought "oh, now that motor is fixed I can do this quick" lol

                  I've been thinking more and more about getting a home. I found a nice small one perfect for me and the parents that's priced at 200K. Estimates have it worth much more, closer to 300K.

                  I don't have 20% to put down at the moment, but can muster up close to 25K. As is now, I pay $1,200 a month in rent, and obviously that all goes for naught. If I'm correct...depending on the rate, a 15 years will be right around 1200-1300 not including taxes...whereas a 30 year will be in the 800-900 range.

                  I'm just wondering if I should shoot for it. I know one thing, I'm currently wasting close to 15 grand a year on rent.

                    Go for it man.. try shooting for an FHA loan...but I believe conventional loans take a minimum of 5%

                    Weight it out with your lender...especially since rates are really low right now.

                    You have a bunch of other fees to pay for, closing costs, inspections, so on and so forth.. and its just apart of it.

                    When you move you have to do things like change locks, get curtains, etc... just to get started but trust me man its all worth it in the end.

                    Im glad I dont rent anymore.

                      Rates are low and I have a good paying job...I just feel like all of this rent for naught is such a waste.

                      I'll give it a look. I have to speak to the parents as well, since they're coming right with me! My mother has always tried to tell me to get a house, as she has some jewelry that she is willing to sell to get enough to put down.

                      You guys won't believe the little apartment I live in right now, for the price...unbelievable.

                      If my rent + taxes + insurance is 1400-1500 on a 30 year, it's more than worth it.

                        For a $200k home, you'll be at around $1500 on a 30 year. That's not bad at all. How does your debt look? Credit cards, student loans, car notes? That also factors into your affordability from a lenders perspective.

                          CC 2K all at 0%

                          Have about 12-13 in Savings and about 4 in 401K.

                            Its most certainly do able man.. You can find a home in that price range you'll be golden.

                            Renting for you is a waste... it only benefits whoever you're paying.

                              That's the way I've been looking at it. I'm going to look into it, the least I can do. I'll do a bit more research and keep you guys posted.

                              The particular house I saw is beautiful from the outside but a bit outdated inside, but that can all be changed eventually. I do wonder why it is priced so low though.

                                Man you might want to look around instead of putting your eggs in a one house basket...trust me.

                                You'll probably see alot anyway, but the ultimate thing is the appraisal and the inspection once you select and get accepted on one.

                                That tells you if there is any major issues with the house to little from the foundation being warped or cracked to if the house has termites and needs exterminating to bad plumbing or electrical.
