    Yeah, a good agent will make it pretty easy on you, but there's tons of paperwork and whatnot required.

    It's a fun process though, and feels great when you actually own your own home.

    I still think that a year ago I was still renting in the crappy condo I didn't really like too much. Now we're in our own awesome house, tons of space, pool, etc.

    While you will pour money into the house to some extent (maintenance, fixing things), once we got stable it's not really that much more than renting. The key is to just have savings in case stuff breaks (garage door for us), but feels so much nicer to pay into something that will be worth it when you sell later on.

        That wasn't covered sadly lol

        My point is that stuff will break and you'll have to pay to fix them. I do recommend the home warranty plans though. That covered my pool pump motor and saved me good money.

            What's funnier is that the warranty covers the garage door opener itself lol

            Our door was jacked (original door, cheaper version) so we just had to get a new door and springs...Sucks, but I should never have to mess with that door again lol

                I am pissed I sold my home last year. Only took a 4 grand loss to sell including Real Estate agent's fee but I sunk another 40K into it after purchase. I have to move back to the states and based on my loss, it would have smarter to keep it and pay for it while I wasn't there.

                  Regarding Grass...especially guys like you Mgo.. how do you stop the sun from burning up your lawn and keeping it green when it heats up,because you cant water grass at the time the sun is out there beaming

                      Depends on the grass type, of course.

                      I know on my small little portion of the land on Camp Pendleton (in the worst part of Pendleton) I was tasked with making grass grow where people said it couldn't.

                      Since we're also thinking about moving to Vegas or somewhere like that, I've looked into it quite a bit. The best choice of grass for there is the Bermuda Hybrid for summer - though it will go dormant in the winter. An option people are taking is spraying their dormant lawn with a eco-friendly green paint color (it costs like 50-100ish) during the winter months.

                      It doesn't need all too much water (like 50% less than fescue lawns, which is/was another popular desert choice.)

                      Vegas (not sure about other places) have regulations on when and how often you can water your lawn depending on what time of the year it is. Aside from that, I have family friends that live there that have went to artificial grass for ease and keeping that nice green look.

                        I have St Augustine which is very strong but the sun really beams on one side of the house and if I dont keep it soaked every single day when it gets really hot it burns until I start soaking it everyday. Other than that its really nice looking lawn grass, even when it turns a little yellow mixed in.

                          Never have taken care of St Augustine, so I don't know any tips there.

                          Bermuda is viable for the LA Area as well, though it's not *quite* desert climates. Bermuda would be more drought tolerant than St. Augustine.

                          On thisoldhouse.com is broke the US into different colored zones (of course it's rough, but still does a job.)

                          Says the best for LA (and the SW in general) is Bermuda - with other alternatives being tall fescue, buffalo grass and zoysia. Haven't worked with any of those 3 out here, so I can't speak to how those are.

                            I dont want to replace it because its really strong beautiful thick bladed grass... I just wonder what else can be done besides soaking it (less water) all the time in heat.

                              I'd say that, aside from replacing, the best bet would possibly be some type of home irrigation system instead of hand watering.

                              I don't know too much about them and have no personal experience with them so I'm not quite sure where you'd start. You'd have to talk to a professional to see if that's even a viable/the best option.

                              Edit: I wish I knew more about lawns in general. It's funny, because DIY Network and HGTV are pretty much the channels my TV is on almost 24/7 but there's never too much about lawn care on there.

                                Agreed on HGTV, focus is usually on the inside.

                                Ill get a sprinkler/irrigation system when I can, and my bro in law is a plumber so he can tell me what I need to know about it..priorities man. Little at a time so for now I use water hoses and a small hand made sprinker with 4 nozzles attached to it that soaks the grass pretty quickly, just have to keep moving it around to get the whole lawn.
