It says (no co-op) next to the achievment but it also said that for NCAA Footbal 10, and yet I was able to get achievements while playing my friends when they came over to my house. Does No Co-Op just mean they can't be on your team?
So what I am asking is if you will be able to get the achievements while playing somebody else on the same console like in NCAA 10.

Right. You cannot gain any achievements by playing online with a buddy versus other players.
