I have learned from the past installments of UFC to wait for them to add updated and all of that. I’m now on the fence of actually buying it. I am hands down in favor of simulation than anything else. I know it’s hard to get close to the real thing especially in UFC but from people who have the game, how close would you say it is to the real thing? What would be someone’s main reason to buy it?

Yeah. Buy it.
If you like MMA and more realistically oriented Combat games then its the best fighter on Next Gen machines.
I like to try and play Sim myself, offline of course.
And that is MUCH easier to do in UFC 3 compared to 1 and 2.
The AI is substantially improved (Hard/Pro being the most realistic difficulties)
And the addition of offline sliders allow you to tune the game to your liking (offline)
As with UFC 1/2 the post release support on 3 is FANTASTIC. All caps baby. All caps.
