    From what I've noticed most houses in my area of CT are overpriced by 40k-60k depending on how expensive they are. Cool site though.

    This is a very cool site, but just like you said, they tend to over price the homes. I'm in the real estate business and I sometimes use this site as reference. The multiple listing service is what to go by, but you need special access to that.

        Interesting link.

        I'm curious if the house figures are based solely on square footage, bedroom and bath count, though.

        For instance, in my area, there are houses valued higher than smaller, but much more valuable/better maintained, places that would easily sell for more when witnessed in person.

          I searched for my house and my parent's house. My house was close to being accurate. Tough to tell as house prices in my area are going up a lot since I purchased my home.

          The biggest problem I saw was my parent's house. They didn't factor in the finished basement/gameroom etc... That's been done for about 6 years now. It appears any home improvement done to the house isn't factored into the equation.

            You can fill out a form as the home owner to update that stuff. In my house they were missing a bedroom and a floor!

              Those kinds of sites offer quick mass appraisal based on info they grab - not sure exactly where. Renovations and basement finishes are typically only updated after home inspections by the local assessment jurisdiction. Even then, jurisdictions may or may not do regular home inspections so they probably don't know about renovations or any other recent changes done. Some assessment jurisdictions make a lot of their info public (witholding names usually) and most will see their info for a fee.

              A lot of the sales analysis done is based on the postal code as your location. This can be a problem if you live on a premium/inferior street as it won't be that accurate. Waterfront is probably done very poorly and is hard to do. I do mass appraisal for a living myself.

              I just saw this site the first time a couple months ago. Its always nice to see the values but I like looking at the average increase in value over 10 years. Arizona has really seen a jump in values over the last 10 years.

                    The imagery is much too old. The areas I looked at (on both coasts) looked like it was 2-3 years old.

                        Cool site. I checked out a few neighborhoods in the Bay Area and they are pretty accurate to current listings.

                            Which is fed by the free version of Google Earth. The pay version has the most up-to-date Digital Globe imagery. You'd think that the owners of the site could pay the fee (a la CNN, Fox News, and regional news stations) to use the up-to-date imagery.

                              heh not that close to be honest.

                              It did get the bedroom/bathroom info right but the estimate seemed high at $182k though after the forclosure they may have fixed the numerous things. (electric lines, water damage, etc.)
