Easy choice -- Virtua Fighter 5.
I've been playing VF5 off an on (mostly on) for the Xbox 360 for over three years now and it never gets old for me. (At least until VF5 Final Showdown hopefully comes out, heh.)
As a 3+ year old game VF5 is still a technically brilliant -- graphically and gameplay wise -- one-on-one fighter that is well balanced, and has near-unlimited replay value online or offline.
And the great part about VF5 is that it's easy to learn, but very, very difficult to master. While there isn't much needed to know to start off playing VF5, there are many multi-layered techniques, tactics and strategies that can only come with a ton of experience sparring against and also communicating with seasoned players. Oh, and playing with an arcade stick helps.
VF5 can now be downloaded for 20 bucks at Xbox Live Marketplace.

Rise of Nations.
When I was thinking about upgrading to Windows 7, I had to make sure this worked with it first. I have been playing this game for 6 years and its a simple strategy game to get into.
On July 4th my friends and I recreate the Revolutionary War on this game. It's a hilarious tradition, especially the reactions of the WAGs. For those with the game, it's Gun Powder age only, East vs. West map, British and Americans only.Comment

I believe he wanted non-sports titles...
So, and this is a tough one...there are SOOOO many good games....
Either Silent Hunter IV(modded out...with all the audio files included...such atmosphere!) or Operation Flashpoint....on hardest difficulty. There was something so great about having to be extremely careful about your actions in that game. It could be both frustrating and rewarding at the same time.
