    Life sure does throw you some curveballs.

    I feel as though I'm constantly being tested. 3 years ago my Dad passed away who supported me and my mom while I was in college and what not. Well he passed, my mom is basically disabled and couldn't work so she moves up with her brothers and sisters in Missouri. I move in with my gf (my now fiance) and work our way through college.

    Fast forward to now.

    I'm now graduated from college, and about to be married on June, 21st.

    Well I can't find a job for my degree around here, the current tenants of the house we had planned to move in on June 1st are being real a$$holes and are delaying their move out / eviction which really sucks cause we have furniture bought that has to be out of the stores storage by June 6th. A bunch of my family is coming down to the wedding and were planning on staying with us at our house which we now most likely won't have.

    Its like a big test or something. God is testing me.

    I'm no lawyer but i've moved a couple times in my life. I believe part of the contract when buying a house includes a rock solid date as to when the current occupants must leave. I'm sure it's in the contract somewhere and is legally binding.

    Perhaps litigation could be in the future especially if it looks like it'll cause problems with furniture and all that.

      Its not really a test, its life. Everyone goes through struggles. Its how you deal with those struggles that makes all the difference in the world.

        I know absolutely nothing about Oklahoma Landlord/Tenant law, but off the top of my head it is the Landlord's duty to get them out by June 1 so you can take possession, otherwise you may have a cause of action for damages that result from the failure to remove the tenant, such as excess storage fees for your furniture.

          The tenants were telling the landlord if their lease ends on May 31st they still have like 30 days to fully move out once the eviction notice is given or something. The landlord said she would have the sheriff there at 12:01 am on June 1st if they weren't out to give the official notice of eviction or something. I don't know how that stuff works, but I do know for sure their lease is up on May 31st.

          And BTW for any confusion this is a rent house.

            I know what you're saying. Going through a little rough time here myself. I've always had a pretty positive attitude about everything (even the worst cases), so I'm not letting it break me down. Stay strong, the storm will blow over.

                yeah SPTO and MassNole are correct. The fact that it's rented actually makes it more difficult for them to claim they have an extra 30 days (which never happened to me in my two experiences renting/leasing).

                I'm sure it's stressful now man but you've got to keep a positive attitude. There are many more things worse than this that can happen so try to be thankful for what you have. You've worked hard to get to where you're at and you're about to get married, enjoy every moment of it.

                    It's tough and I don't mean to sound rude in any way but it's easy to overlook the good.

                    Losing your father is perhaps the toughest thing you've endured and in no way am I trying to justify his death.

                    But I do want to say that you should look at the positives that have come out of your struggle.

                    Because of the financial hardship you were in, you were forced into moving in with your girlfriend and now fast-forward through life and she's your fiance. I hope you chose her because you love her and want to be with her and if that is indeed the case then look at how a terrible time in your life turned into such a huge positive for you.

                    The living situation is going to be another tough road block but I hope you remain positive because that entire situation is only presenting itself as a result of all the good things going on in your life right now.

                    Once you're settled in then you can dedicate time to finding a solid job.

                    All will be fine. It'll suck getting there but after you get there you'll realize you stressed over nothing. Then life will hit you with something new.

                      The problem is the minority rule, ironically enough named the American Rule. In those jurisdictions it is basically the tenant's problem when there is a holdover tenant from a previous lease. I have no idea which rule Oklahoma follows.

                      Okay apparently this is the law in Oklahoma

                      1. SECTION 120. Failure of landlord to deliver possession of dwelling unit to tenant
                      2. If the landlord fails to deliver possession of the dwelling unit to the tenant, rent abates until possession is delivered and the tenant may terminate the rental agreement by giving a written notice of such termination to the landlord, whereupon the landlord shall return all prepaid rent and deposit, or the tenant may, at his option, demand performance of the rental agreement by the landlord and maintain an action for pos, session of the dwelling unit against any person wrongfully in possession and recover the actual damages sustained by him.
                      3. If a person's failure to deliver possession is willful and not in good faith, an aggrieved person may recover from that person an amount not more than twice the monthly rental as specified in the rental agreement, computed and prorated on a daily basis, for each month, or portion thereof, that said person wrongfully remains in possession.
                      Basically what I said earlier, it doesn't appear to me Oklahoma is an American Rule state.

                        Yea, basically the landlord is an idiot, I don't think we are going to go with that house either way, its just turning into a big mess.

                        Thanks for all the kind words guys. Staying positive and keeping at it. Soon it will eventually all pay off.

                          Well I got a big interview tomorrow with the Chickasaw Nation government to be a media designer/graphic artist. Hope everything works out, I need this job so bad. It would be so nice to get this job, then get married next weekend, go on a honeymoon and come back to a great job. If anyone wants to throw some prayers or wishes of good luck I will gladly take them! I'll let you guys know how it goes.

                              Good luck man, looks like getting this job would be the icing on the cake. Even if you don't, hey, you're getting married man. That's awesome in itself.
