I grew up in a construction business. My dad owned his own company for many years. As I grew up, I was doing everything and learned a ton. So this house I been remodeling all myself. I installed all the ceramic tile floors, counter tops, drywall, shutters, windows, insulation, etc
So far I have completely remodeled the kitchen, dining room, living room, master bed, hall bathroom, computer room aka man cave, and spare room. I currently have the laundry room and master bathroom left and the interior is complete.
Then going outside, I have quite a bit still left. I have to get a box blade to re-level the backyard (previous owner had dogs who dug holes). Put up privacy fence, remove a few trees, rent stump grinder to remove 15 shrubs, new roof, and landscape the front yard.
So I save a ton of money from not having to pay for labor. I am about to put on my own roof also. I can get the materials for 2,300 and do it myself. But if I pay someone to do it, it will cost almost 7,000.
So long story short, I am installing the wood floors myself also
P.S. I also will make 100 grand or more on the flip. The house appraised for 140,000 when I purchased it. I purchased it for 92,000, 2 years ago. I recently had it reappraised this year and it appraised for 177,000 with the remodel I have done so far.
Once it is all said and done, 190,000 to 200,000 should be easy to reach for my price point to sell. 100,000 profit is not to shabbyLast edited by Phobia; 08-30-2010, 05:42 PM.Comment

F-ing A! I toyed with the idea of doing it myself, but we recently re-financed, and we were able to negotiate a home remodel provision in it, so we had it done along with some other stuff and ended up getting a reduced mortgage payment out of it. Only been in the house for a couple of years, so it went from a 30-year note to a 32-year note. Like you, I'm hoping for a significant profit when we sell. I've done a lot of landscaping outside myself, and begrudgingly to drywall/etc., even thought I hate it. Damn that sucks, When you go to re-texture that tell me how that stuff works. I have a area I just installed a chandelier and I have the same thing. Smooth drywall surrounded by textured. I have the can of the spray crap just have not felt like messing with it yet.Comment

Spray stuff sux. I borrowed a hopper and a pancake compressor from a friend and bought the smallest size texture bag from Lowe's and went to town. Make sure you tarp around the area real good....that $hit goes everywhere.Currently playing:

I think the trouble with the spray can is that when you invert it to get to the ceiling, it doesn't work like it should. I could be wrong. I'm certainly no expert.Currently playing:

So either the house is paying for most my note OR sell the house and put 100,000 down on the future house.
Most importantly I am on my way to having financial freedom. No house note is a HUGE financial step in living and doing the things you dream of.Comment

Yea Dave it has been a blessing. Its a wonderful feeling huh?? In 5 years we are either going to rent it out for 1,300 a month (3 or 4 house on my street rent for that) or we will just sell it out right and make the lump sum. But I would rather go the renting route and just have this house pay for my future house note. Looking to get something in the 300,000 range in 5 years.

Most importantly I am on my way to having financial freedom. No house note is a HUGE financial step in living and doing the things you dream of.

Yes, I agree. My wife and I are a single income family, so getting our first home for a very low price was ideal, but now I'm eager to get to where we are putting a good chunk down on the monthly payments so we can pay it off.
Maybe one day we can put pictures up of our homes in this thread so we can say for certain we truly just bought it. lol
We also try and pay more towards our mortgage. We pay a extra 100 bucks each month to try and knock off as many years as possible. I hate interest lolComment
