    You redeemed yourself with the Fulton Mall, the area around Grizzlies stadium is nice, it's cool the see that area come back like it has. When I go out to Fresno next year I plan on going so I can catch at least one home game.
    I've heard this "patience is a virtue" junk all my life. I'm happy to say I have no virtue, no scruples, and no desire to wait too long for anything. In my humble opinion instant gratification takes too long!

                  Regarding the big box stores and why they're struggling. The thing with Sears and K-Mart is that they failed to adapt to the changing times. There's one of two ways they could go:

                  1. Try to be a catch all for everything though that market is badly saturated with Wal-Mart and Target etc etc but at least they'd have a wide variety of stuff for everyone at affordable prices. I think this is what they've done but they've failed badly at changing their image to fit that kind of model. When I think of Sears I think of a stuffy ol' department store stuck in the 1970s. K-Mart is even worse in that regard as it was ALWAYS kinda low rent compared to its competitors except in the mid '70s when they actually had a automotive repair division!

                  2. They could do what some of the legacy department stores have done and rebrand itself as a high scale store with quality products and clothing lines. Make the stores smaller and have an inventory of higher scale products. It's what stores like The Bay have done up here in Canada. I don't think it's possible for stores to compete against the Wally World and Targets of the world anymore. So it's either economize and be smaller or be smaller and switch to a more upscale inventory.

                  That's just my opinion though

                          It is a few reasons why most stores can't compete with Walmart:

                          1. Majority of Walmart inventory is made over seas for VERY CHEAP. Which allows their prices to be low.

                          2. Most of Walmart workforce is part time, which means Walmart saves millions for not having to pay for healthcare for their part time workers.

                          3. Walmart pays a hell of a lot less then other stores too. Which again allows Walmart to have their prices low.

                          Smaller stores isn't the way to go. Walmart became successful because they were big and carried everything from food to clothes to electronics to tires and oil changes. It is an all in one shopping center.

                          Literally, if you come across a Super Walmart, they have a gas station, oil change, tire rotation, McDonalds, bank, nail salon, hair salon, bakery, fast food court that sell ribs, fried fish and fried chicken, full size grocery store, full size pet store with live pets, full size gun store from hand guns to semi automatic rifles, full size paint store, eye doctor, family portrait store.

                          Hell about the only thing you can't get from a Super Walmart is lumber.

                            Yup. About 7-8 years ago we got a Supercenter (one of the biggest on the East coast actually), and it's destroyed our mall. Now, inept mall management and a ridiculous amount of vacant stores doesn't help, but Walmart took away a ton of business.

                              I wish there was a Fred-Meyer in my area. I love that store. Dam place even has a day-care center!

                              Everytime I'm in the NW, I make it a point to hit that store up.

                              It's like a target, kroger rolled into one.
