    Yeah my garage is not attached to the house and the key latch on the front of the door probably released the door from the opener but I cant lift it. I decided not to damage anything by trying to force the door up and had to call a repair company... ugh

    Ill post the price just so guys get a ballpark once they look at it

      We just locked in our rate today for 3.375% on a 30 yr. Closing set for May 15th. Here's a more recent pic:

        Ahhhhhhh, that makes sense now! There's no way to get in and really detach that at all...Sucks! I wonder what the garage door people do to get in there...crazy

          Probably remove the weather stripping and go through the side... I dont have tools for that, thats for surebut they just called and should be here in about 45 minutes

              Spring broke...its gonna be 300 with labor ugh. And that's just for one.he wanted to put two on that's almost a new garage door

                    Yeah, my spring was bad and they put in 2 when they replaced the door (the door had cracks and was jacked up).

                    So expensive, I'm just hoping that I never have to deal with that door ever again.

                    Not like you're gonna open it by hand every day, and I wouldn't trust myself to install a spring like that (high tension).

                      Yep those things could snap and cut your face.

                      The guy told me I should put up two but it was too expensive at this present time so I told him one now and one later... whoever sold us this place that had the people put the new door up shouldve never used an old spring with a new door... thats just foundation wisdom.. old and new dont mix

                        Yeah, I hear you on waiting for part of it.

                        The guy putting our door on really stressed that as well....Everything on ours was cheap to start (original builders) so best to be safe.

                        You'll be fine with a single spring for a while, it'd just be more likely to die sooner than if you had 2. No biggie, and that ish isn't cheap!

                          Yeah he said it should last 10 years but has a 3 year warranty on it so it should be okay for now...

                          Was just odd sending a message that I cant come in because i cant open my garage.

                            My gf (soon to be fiance) and I signed the contract on a new construction on Sunday evening. The price was about to go up $13,000 on Monday, so we were able to arrange it to get everything signed and got in before that price hike. Its all contingent on us selling this townhome though. We have 90-120 days to sell this sucker, I've been spending my week off so far working on small projects (touching up paint, cleaning the garage floor, putting new seals around the back door...and the "big" one of fixing a tear in the carpet from our idiot dog), I have all of it licked except the carpet which I don't know how to repair. Photographer is coming on Thursday and hitting the market on Sunday...hopefully someone is buying very soon after!

                            The new one is our "dream home" in our "dream neighborhood" and I absolutely can not wait. Hopefully in 7 months I will be typing an update to this while sitting in my new man-cave.

                              I'm loving the walkout basement house we bought, except dealing with the centipedes in the basement. Seems like I have to kill a couple a week, and those things are big. I've had to deal with crickets and spiders in basements before, but never centipedes.

                                I'd have someone come out and spray...should take care of it for a longer period of time.

                                I know my fiancee would freak if she kept seeing lots of bugs around lol.
