    Bought a mobile home, have a question.

    Hello OS nation I have been a long time reader not many posts though..
    Any ways my fiancé and I bought a mobile home to start our life in, it's nice, small and affordable for us.
    The guy agreed to fix the bathroom which he took the sink out, the vanity and it has a big hole in the wall from something else he took out. He also agreed to leave all appliances and be out by the 21st.
    Today he texts me saying he's staying until the end of the month, by law I can kick him out today but I was trying to be nice and said no please be out Friday.

    Now he's saying he will be out today but he's not fixing anything. The contract we had was a basic one that just had the price listed and I(being 23 and a first time buyer) took his word on fixing the bathroom.

    I don't know what to do now, try to make him fix it or find the money and time to do it myself.

      you can't force anybody to fix anything unless you have it in writing. What somebody says they will do don't mean jack. So your just S.O.L

        Yea I didn't mean force like that, I meant just ask and hope for the person to keep their word.

          Yeah, not much more you can do...

          When buying our house recently the seller was supposed to keep the lawn maintained but refused to mow it before closing. They did do most of the list of items the inspector found (especially the big ones), so we just shrugged it off and handled it.

          Sucks to be in that position though, because all we could have done is delay the closing but it wasn't worth it. Yours seems a bit more worth it (ours just made us get a lawnmower a couple weeks sooner and I had to deal with a horribly overgrown lawn). You have more damage to fix in the bathroom, and I doubt this guy will be super flexible (he'll probably never fix it).

            kick his *** out now and start to work on the bathroom yourself (surely you have a relative or friend that has done this work before and can at least giver you some advice). you'll learn to never trust anyone unless it's in writing, and you might even learn some basic home maintenance that you can use over and over again down the road.

              You should have consulted your parents or someone with experience when purchasing a home. Your first mistake was buying a mobile home (especially one in that condition) would have been better off saving for a condo or a townhouse (better ROI) if you wanted to own a home. As others have stated if it's not in the contract you have very little recourse. I would be up my Real estate agents *** if certain guarantees made by the mobile home owner wasn't in writing.

              As far as him leaving by the (contractually) agreed upon date, yes he has to move out but you have very little leverage in your situation to make him. More than likely by the time you go through the necessary channels (which is different depending on the state you're in) to get him moved out, he will already be gone. I would defer to your real estate agent in regards to your possible options.

              A piece of advice I would give you would be to not pour to much money into your mobile home. I don't know what your financial back ground is or your plans for the future, but I would make it just "liveable" unless you plan on being there for a long period of time.

                The seller in this movie made some promises and didn't keep them. The owner took it into his own hands.
                Maybe you should try that...(You know I'm teasing) But you should always get stuff like that is writing.

                  Is this in a mobile home located in a trailer court, or is it in the country on it's own decent sized lot?

                  My one friend's family owns a mobile home, but with all the work they've done to it you can't even tell that it's a mobile home. They've added additions, completely redid the inside to no longer be laid out like a mobile home, put on a nice patio/deck, put in all new replacement windows and doors. It looks more like a one story ranch home now.

                    It is in a trailer park. The owner of the park is going to talk to the seller. He for sure has to be out Friday the owner said but the bathroom us still up in the air.

                    I know people are not real high on trailers but for the 3 years we are planning on being in this town for her to finish grad school it's great. Only pay around 300$ a month instead of renting got $700 which is the average around here in Iowa.

                      Sounds great for you then...you're not gonna be there for years, and saves you money. Hope the bathroom isn't too bad for you.

                          Yeah there's a trailer park around here but you wouldn't know it... those things are decked out! I think there's a serious misconception as far as the social stereotype goes. I have no clue how easy they are to keep up. I wonder if it's better to go that route over an apartment...

                            There sure are some negative stereotypes on mobile homes, but when properly maintained they can be a high class home for a low class price. The cost to purchase older units is a fraction of a traditional stick-built house, and if you have the ability and space to put a little money into them you can have something spectacular.

                              Yeah, but in general they are a terrible long term investment. Putting a mobile home on a good amount of land is the exception to the rule and the land is what's worth the money- not the trailer itself regardless of what you do to it. I'm not knocking a trailer park or home just pointing out to the OP that he's young and he shouldn't dump money into something that will depreciate.
