    Well, you would be surprised at what some residents say at times. We had one two months ago that kept telling us she was passing out because of carbon monoxide posioning....she even told us she had a meter that was reading there was a leak and she was going to sue us if we didn't do anything. There was one flaw to her story though...our apartments are all electric..no gas. We let her lie for a few day before we pointed out that fact to her. My point is people make stories up all the time...some wilder than others and some true. If it is fraud what can you do about it cause 10% of our residents do it on a regular basis....I just call it b.s.

      Complaint Description:
      My central air conditioning unit broke on March 25th, 2010. Despite numerous attempts to get a repair ETA through various methods of communication with Realty Solutions I still do not have any date for resolution.

      Your Desired Resolution:
      I would like Realty Solutions to work in a more urgent manner with their chosen vendor to propogate a timely repair of the unit in whatever method they desire possible. Or failing that I would like Realty Solutions to consider hiring another vendor to repair the central air conditioning unit. Their chosen vendor seems incapable of securing the necessary items in a timely manner necessary for repair. The bottom line here is I would like this resolved no later than the next 10 days.

        My attorney just served them the letter and they just got this BBB report on them. Hopefully now they will take this a little more seriously. Starting next month (June) all rent goes to escrow if it's not fixed by then.

          Go to his residence. Politely ask again. If he doesnt. ask if you can use the bathroom. Drop a duece in the tank part of the toilet, not the bowl. At least he will go through several days of missery before he figures out where that god awful smell is coming from.

                  well since they got "served" on friday they are not returning my calls or emails. so i have all my documentation printed out and if it's not fixed by thursday morning I'm going downtown to put my rent into escrow and we'll let the court decide it. maybe not getting that fat $995 check at the start of may will wake them up.

                        Good Luck ODogg! Hope it works out for you. To be honest they are probably a management company working off a low salary and your check doesn't go into their pockets anyway. I wouldn't think you not paying your rent will have much of an effect to wake them up. It's all going to depend on who owns them and how much property they have. Now if the owners are working the office and it's a small operation that's a different story and I think it will work out for you.

                          The people that owns the properties are an old couple who are retired and live off of the rental of 5 units so I definitely think that they will feel this. Oh and when I moved in the older woman who owns the duplex came to my house and told me they were unsure about this Realty place and to call her if we had problems (I called her earlier this month and left a voicemail but I haven't heard anything). Maybe this will convince them they are not a good realty company if nothing else.

                            Just make sure you have as much documentation as possible to support your case.

                            Also without trying to get you to feel paranoid, you should in writing request you be present for all work /preventive maintenace done in your apartment from this stage forward. This will help you to track what's being done or not done in the unit.

                              Yeah, that definetly helps your chances. 5 units is a very small operation. Surprised they even have a manangement company handling it. Not worth paying them. Usually something that small are handled by friends, family, or the owners themselves. Let us know how it works out.
