It's enough lawn to want a decent one, but buying them new is pretty pricey (and not that worth it). Craigslist has a bunch of decent used ones that should be fine for me.
    I am a bit worried to be honest, with the way the housing market is everyone is getting lower appraisals than 7 or 8 years ago. So I am really hoping we come out good.

      Well, it's not looking good on the house I showed you guys...

      It has been put on the market, pulled off, put on the market, pulled off. The owner tried selling it by himself last summer but didn't end up getting it done. We found out when we out driving around while an agent was showing our house. It had a for sale sign up but it didn't go on the market until yesterday. We looked at it twice, and both times sealed the deal for me... I was going to make an offer.

      I got a message from my agent today and an offer was submitted the second it went on the market. My heart dropped. My offer would have to be contingent on my house selling, while this other offer was not. I won't make an offer until I hear what this other offer does, but right now, it's not looking good.

      Onward and upward... We put our house on the market in August so that is also late in the season, but it was the soonest we could get it on the market. This might end up being a long process, but it will be worth it in the end and there is a lot of houses out there to choose from.

        That's the rough part I've learned about buying houses now.

        We thought we liked one, almost made an offer, but the comps showed that it wasn't worth it.

        Then the next day a house came on the market. Even though we were emotionally exhausted we decided to go see it, and put in an offer that night. We find out the next morning that we won because we had our offer in first. Had my realtor waited we'd have lost out.

        Crazy how things work sometimes, but it's usually for the better. Keep looking and you'll find the house you're meant to have. I'd have hated myself (looking back) if we bought the house that wasn't worth it...Thankfully we thought it through and figured it out logically.

          These housing prices seem so outrageous to me. I bought my house for $25,000. It's 3 bedroom, 1 bath, just shy of 1200 sq ft, detached 1 car garage with finish ready second story workshop, 12x20 covered patio, and a nice sized yard. I borrowed $15,000 more to remodel the entire house. My mortgage, with property taxes and homeowners tacked on per month is $331. I'm just baffled at the massive ranges of housing costs across the nation.

          $300,000 in our area will buy a 6 bedroom, 3 bathroom house with a 2 car garage which is situated on 2.6 acres of land.

          MLB: Pittsburgh Pirates, Colorado Rockies
          NBA: Denver Nuggets
          NHL: Colorado Avalanche, Pittsburgh Penguins
          NCAA: Air Force Falcons, Penn State Nittany Lions

            For 25,000 dollars I would be living in a shotgun house in the middle of the roughest part of my city. Then that house would be so run down it would not be deemed livable by most standards.

            Anything in the 200,000 to 250,000 in my area I could live in a very nice part of town, with a big house, nice yards, and safety. I believe in spending more with the peace of mind me and my family are safe & don't have to worry as much if we were living in a bad part of town.

            I am not saying you do, I am just stating my reasons for spending more for a place to live.

              I get where your coming from, and I would obviously choose the same as you. I live in rural central PA, in a small town where the vast majority of people grew up there, and their parents before them did, and so on. My parents live right down the hill from us on the next street down, and my grandmother lives two doors down. It's the kind of place where people leave their doors unlocked at night and everybody knows one another.

              The reason I bought my house for so cheap was that it was a property owned by family friends. They had moved from the area and were renting it out. The renters accidentally set the house on fire and the owners didn't have insurance. I bought the house as was, borrowed the money to fix it up on top of the purchase price, and along with my father did the remodel ourselves.

                $25K would get me a single-wide trailer built in the 1970's somewhere with maybe .3 of an acre.

                  Yeah, I'd be in a horribly sketchy neighborhood with gangs and shootings.

                  Urban vs. Rural real estate is different. You get way way more if you're in a rural area, but I personally don't want to have a 90 minute drive to work in the morning....

                  Oh, got the key yesterday. Annoyingly I have to go to the post office to get a mailbox key (or get a new lock, whatever they do). Also no garage door remotes, so i've got to research that and get the right version.

                  So much stuff we're doing, but so exciting!

                      Hey guys, do most of you escrow your taxes and insurance or pay a lump sum bill at the end of the year? I know it nets out to be the same, but I'd like to see what people's preferences are.

                            I was just thinking because my wife and I both get annual bonuses that we don't factor into our income that we could use on the tax bill. It probably would be a much wiser move to escrow. Those darn taxes sure know how to drive a mortgage payment up.

                              Sure they do man but you can use that money to save or treat yourselves either do upgrades to the house or whatever you guys like
