    I hear you on that. Luckily our house mortgage is affordable however we lacked disposable income and living month to month. There were many times I wanted to sell our house just to downsize and pay off debt while we survived on my income and my wife finished school. I like having the freedom to go on small vacations and allow my daughter to join dance class, etc. Quality time with my family has become a bigger priority for me then to have a big house.

    For you to make a life changing experience and move to a new country is an amazing feat. Good for you, bro.

      We sign the papers on our fist home tomorrow. Ending what seemed to be a forever long search.

      One of the best days of my life today when I got the news they accepted the offer.

      Its a modest house, but nice and in great shape. But its a home more than anything.

        Agreed, I just can't get myself to do it in NJ. My goal is to save up while getting a nice pay check up here, and pack up and move. I have family in Kissimmee, FL where decent houses can be had for less than 100K. That same house here in NJ would be close to 300K. -_- Until then I shall pay rent.

          My wife and I were just pre-approved for a $270k home loan! We wont use that much because we'll be putting a sizable payment down. Man, from the both of us jacking up our credit profiles in college to being approved with a 3.25% rate, I can't help but be excited.

          Now the journey begins.

              Very good point. Before we bought our house, we were running the numbers between our current house and a house about 50 thousand dollars cheaper. The monthly payment only varied between 100-200 dollars. So don't feel you have to put a large down payment down. Sure it will help month to month but it is nice to have money in the savings account and to furnish a brand new house. I couldn't believe how much money we spent on apppliances, furniture, blinds, etc. Just some advice...

                    All valid points and I agree as well. Rates are pretty low so it doesn't make much sense to deplete my reserves so much (should be saving for my 3-6 months living expenses as well as furniture for the new place). I appreciate it fellas! OS is always on point.

                      Congrats, Scooby! I (we) were approved for $270K as well, but that payment would have been tough for us, so we stayed in the $190K range. We're on my income alone because my wife stays home with my two young boys. That's awesome though, man!

                      We're finally in our house, our loan is done, and what a crazy process it all was. It's been tough on us but we're in before Christmas and that's all we ever wanted.

                      I'll post pictures when we're all finished getting things set up.

                          We're just starting the process in SW Missouri

                          Approved yesterday for 3.25%

                          Looked at our first round of houses today with a realtor we trust and my father.

                          We're going to give ourselves a few days and then compile individual "must have" lists.

                          My question would be, what are on done of yours? Or things you wished you had looked harder at.

                          I can live pretty much anywhere with anything so a lot doesn't matter to me. But that answer isn't going to fly with the wife.

                            A few musts for me:

                            Man cave
                            Granite countertop
                            Big kitchen with counter space
                            Fenced back yard
                            Nice master bath
                            Laundry room

                                My wife and I just signed a purchase contract! We got our dream house and we got it for less than we anticipated (barring no losing of the mind in the design center lol). 3 bedrooms, 2.5 baths, media room, gameroom, study and formal dining room. Please keep my Wife and I in your thoughts and prayers as we embark on this journey. Thanks to everyone for your valued advice and wisdom as they have surely come in handy this evening. God bless!
