    Buying a home and we close July 31st. They already laid the grass. Isn't that a little soon? Won't be in for 15 days. Sure I could drive the 17-20 minutes at night. Water it and drive back. Then come back an hour later to turn the water off, shouldn't have to do that.

    The told my wife if grass is dead at walkthrough they will replace, it just seems idiotic to lay it knowing we won't be there for two weeks and in the Texas summer heat.

      You need to make sure they are watering it. Call your agent or builder (if it is new). Most new homes are required to have sprinkler systems. If it's not new, then it is stupid.

      They put mine in around the sametime and had the sprinklers running. It still looked terrible, they used some old grass, so I made them replace it.

      Just put it in writing that you want it replaced if it dies.

        So having a issue or at least I think it’s an issue with my hot water tank. The pressure relief valve/line makes constant noise like water is running. I tried turning off the main water line and the noise dies down or completely goes away. As soon as I turn my water line back on the noise comes back. Anyone experienced this before ? Had an issue with a toilet that raised my water bill from about $160 to $400. Fixed that issue but now my water bill is coming in over $200. Maybe I’m using more water than in the past but I just don’t feel like I am.
        It’s easier to do the right thing, than to explain why you didn’t.

          I'd get an actual estimate from whoever came out to look at the bathroom, and I would also suggest having someone else come and take a look and provide an estimate.

          I'd also put a call in to my insurance company just to see what options you have. We did that when we discovered water damage during a re-siding project. Wasn't worth filing a claim over, so we just paid out of pocket for the extra work.

            We’re on our 3rd since 2010. We bought our first home in 2010 before we got married in 2011. Left my job in SC and moved up toward Greensboro NC in 2018 and moved closer to Charlotte in December 2019 for another job. In his short 4 years of life, my kid has already lived in 3 different places. [emoji23]

            The process is typically really smooth and I’m always commended by realtors and bank employees alike about how prompt I am with responding and getting the needed info back. That’s key!

              Yeah, that doesn't sound on the up-and-up. Good luck with everything; hopefully you'll find someone that can take care of the issues and get you back up and running.

                My wife and I looked at a house today that is awesome. Ranch with a full finished basement. It's at the top end of our budget (though according to our loan officer it's way below what we can qualify for lol). We weren't even necessarily looking for a new house. We're in a situation with a house we can comfortably afford that is nice and it's in a good area. It's not our forever home, it's missing a few key features, and so we have been passively browsing listings for our dream home.

                I hate the house buying/selling process. I've bought 2 homes and been part of 2 sales. It's so scary with some difficult questions that have to be answered on a massive commitment. Have I accounted for every expense that we will have? Can we really afford this? Would it be better to wait to save up some more for the down payment knowing that I'm throwing away interest money every month on a house that I know is not my "forever" home. Should I just suck it up and not have those extra features but have all the financial flexibility I could hope for?

                  I just wish I could go back in time to 2015 when I first moved out of the parents' house and just bought a house. All the houses my SO and I are looking at now are about $75,000 more than they were five back then.

                    I wish I could go back in time to the end of last year. Lol We love our house but I could’ve driven 3 hrs round trip (yes 1.5 hrs each way for work) a bit longer and got something with a larger plot of land. I have a pickup back home that I’d like to bring up but I have no place to park it (with my Tahoe, her Volvo and the Honda is a spare in the garage) so it’s used to give us 2 vehicles when we visit my parents. Oh well...

                      After searching for a while looking for a house, I could never find anything that I was comfortable with that also gave me the amount of land that I wanted.

                      So I opted to build a house and if for some reason I ever had to go thru the process again, I don't see myself going any other route. It was stressful and meant that I had to stay in my current location longer than I really wanted, but overall it was worth every cent and stressful moment to get everything I wanted.

                      Most of the houses that I looked at and liked, I was having to give up something or do renovations/changes to get the house that I wanted. In the end, I'm not sure the money difference is all that far separated from buying to building.

                      For those looking for a house that have the land/space available to do so, I'd recommend looking into building.
                      I can't shave with my eyes closed, meaning each day I have to look at myself in the mirror and respect who I see.

                      I miss the old days of Operation Sports :(

                        Searching for a house here in the Philippines has been a little difficult. There's no MLS where an agent can share a list of properties that go on the market right away so i'm stuck seeing online listing that are old and have been sold for months or contacting multiple agents, pain in the ***. Loved having my guy look for properties, he knew my style and always recommended good stuff to me.

                        I was seriously looking for the last year but its probably smarter to wait another year and keeping paying rent to see how this market is gonna be and hopefully come across some desperate sellers.

                          This market is insane.

                          We just put in an offer, slightly above listed price. Probably too high as it was. Someone went 25k over and waived inspections.

                          I can’t compete with that extra cash and I won’t compete with waiving safety inspections. This was not a flipper either, the home was practically brand new (rebuilt 8 years ago).

                          The supply does seem to be picking up, so I’m hoping there won’t be such desperate measures. I won’t get bullied in to putting in offers like that ever. There will be another chance for a great home at a fair price, tomorrow or in a year. I’ll let the suckers keep getting stuck with top of the market buys, and I’ll wait out even just a bit of a downturn. Even then, I’m willing to pay a premium for something we love, but there’s a cap to the premium where it treads in to fool’s territory.

                              Can you expand on what you did to help with the water intrusion? We have the same problem when it rains heavy for days. We have a big maple tree in our backyard that we do not want to disturb so recommendations for a french drain system isn't very appealing to us at this point.

                                Part of my back yard is elevated from the lower part and the problem the house had was every time it rained water came down the hill or steps between the upper and lower back yard and it sat or ran under the house.

                                The gutters were also just dumping water into the back yard.

                                Then on top of that I also have a septic tank that sits near the fence beside the house and water was just sitting on top of it as well.

                                So what we did was dig and pour concrete drains at the top of the lower yard
                                poured all the way to the corner of the yard and then all the way down the foundation of the house.

                                Under the porch we took 8" PVC and cut it in half and buried it to pour the concrete up to. This kept us from having to do it under the back porch too and then the drains picked back up on the other side of the porch and run at an angle all the way to the corner of our property line.


                                I know that's a lot of crap, but that's the only way I know how to explain it. I also drew this crappy diagram in about 2 minutes.

                                I searched my phone but don't have any actual pictures of anything.



                                Sharpie lines are the concrete drains.
