        Congrats man.

        I just put a new roof on mine. I can't wait for Google maps to update the satellite view. Mine was looking really shady for years.

        Every year something new to spend on, but owning is very satisfying. It's been 7 years for me.

          So true. I have owned this house for 2+ years now, and like it. It can be stressful at times (especially with our extreme weather, when something breaks), but it's part of the "package" of owning a house.

          18 more years to pay for it...

            Definitely get as much insurances and warranties as you deem possible. Definitely saved me some money in plumbing when I first moved in.

              I bought my house in June.

              By September I had $13,000 worth of water damage in the kitchen.

              It was a slow leak from the dishwasher that got under the hardwood and was undetectible for awhile.

              Plus the guy that owned the house before lived primarily with his fiancee in a different house so he didn't run the DW enough to notice the damage.

              Despite all the inspections it was never noticed until it was too late.


              It was a huge headache, but once it was done I got a new hardwood floor, nice new tiles in the kitchen and a new DW.



              Yes, make sure to get plenty of insurance! We took the higher deductible and it ended up paying off.

                My fiance (wife as of 4:00 this afternoon) and I had our final walk through of our new home yesterday. 5 and a half hours of walking around putting pieces of blue tape everywhere for the punch list. Its amazing watching the whole house come together from clearing the lot to the final product.

                We will be coming back from our honeymoon on Wednesday straight to the attorney's office to close, then off to move everything we can to hopefully at least have everything into the house before Thanksgiving.

                    So I guess this is a homeowners thread for problems one might have too right?


                    Here's my issue: Was walking down to the basement when I noticed an electrical burning smell. It turns out the ceiling light fixture was really hot and the smell was coming from that area.


                    I have disconnected the bulbs and turned the switch off. The ceiling was very warm, but it's no longer warm to the touch. The smell is still there but I think that's just the odor from whatever already burned.


                    There's no smoke....but it appears that I have an electrical wiring issue.


                    Does anyone know what a job like this may cost? I know that there are so many variables, but lets just assume they need to run a new wire to just this only fixture...what's something like that run?

                      Was the wattage of the bulb too high for the fixture? If so, it's possible you just burned it a little without causing any damage.

                          The light fixture was for 3 lights; I had 2 60W and 1 40W bulb in there. Honestly, I don't know what watt bulb the fixture should use.

                              That's not really going to tell you anything, standard breakers are typically either 15 or 20 amps (depending on age of the home), and at 120 volts means you have either 1800 watts or 2400 watts on that circuit before you trip that breaker.

                              For lights, I've never seen a fixture that didn't have either imprinted or a sticker that said what watt bulbs to use (typically somewhere around the base(s) ).

                                Noticed some water leaking from under a wall in my garage last night. Turns out a pipe leading into the bathroom is leaking - under the slab. So I get to destroy my bathroom floor this week. The joys of home ownership.

                                On the bright side, I apparently caught the leak minutes after it started. So at least it didn't ruin anything.
