You'd be spending 300k or higher in my area for 2800 sqft! I'd go for it, if it's somewhere you'd live forever (or a long time). Apostle I agree with Jeremy that is fantastic price. You can barely build a house that size for the price. That is right at 80 dollars a square foot, I know the rate in my area is around $130 a square. I could MAYBE build in the 60 to 75 realm, so to buy at basically that price in the condition and yard size. That is a house being sold under its value slightly. Now is the time to buy with the interest rates and this is one that should be considered highly.Comment

Totally! My place is $219,000 and it's 1700 sqft, pool, 3 bedrooms, 2 1/2 bath.

We found a perfect home for us... It's absolutely perfect for our little family of four.
Nearly 2,800 square feet, five bedrooms, built in 2009, at the end of a cul de sac, immaculately taken care of, enormous yard... Three car garage, more storage than we could ever need, a big soaking tub...
The catch? It's at the top of our price range of $225,000. Getting this house would make things financially tight for a little while. But my thing is, this will be our house for the next 15-25 years, if not longer. A good buddy of mine told me if that's the case, take a big bite now. Interest rates are phenomenal and we can do it. The house is perfect. The yard is almost as long as a football field, so my two little boys can run like crazy. It's in a great location as well. The ONLY negative is that it's at the max of our price range and realistically might even be a tad bit out of price range.

That's about what they go for, but that one is just a great find by us. It does on the market today, actually... So I think I'll come in swinging with my offer. The house is immaculate and the builders is a local family that builds a lot of homes and they get really good reviews.

After what seems like forever, we will finally close on our construction loan Friday. If everything goes as planned, hopefully the builder will break ground in a week or so.
This has been well over a year in the making and has gone much, much slower than anticipated, but we are excited to finally break ground.
We put our house on the market last June, which was a little too late in the season and didn't get an offer until March of this year and had it sold mid April. We had purchased a little over an acre in January of this year and were hoping that we would have the construction loan wrapped up and closed by June 1st, and here we are now 3 months later finally getting it done.
We went from about 2600 SF in our last house to a rental of 1200 and our new house will be almost 3700. It is my wife, myself and our two kids (5 and 2).
The good thing about the delay is it has given us plenty of time to finalize our selections, which will hopefully keep everything moving during construction.
We bought our last home from a track home builder and did get to make several selections, which consisted of going to their showroom and making a choice from a half dozen or so choices. The whole process was finished in under two hours.
It's a whole new ballgame this time as it has been up to us to choose everything and then try to stay within our allowances. We spent almost three hours last night online just picking out lights for four rooms.
I couldn't imagine trying to do all of this in a matter of a few days or weeks.
Brick, Stone, Main Paint, Trim Paint, Shutter Style, Stain, Landscaping, Windows,tile, carpet, wood, faucets, toilets, tubs, showers, granite, sinks, lighting, fans, fireplace, front door, patio doors, interior doors, garage door, door knobs, door hinges, built ins, appliances, cabinets, molding, trim, baseboards, etc.
And I'm sure there will be changes along the way.Comment

Man, Apostle's post made me realize, I need to move out of NJ soon. If I can find a job in my field making even 10K less than I do now, I can own my own damn house! I pay $1,200 in rent for a barely 2BR APT.Comment

Yep man thats the thing about renting...rent is continually going up to the point where its almost at mortgage status and in some places it already is.
It may incur a few extra bills but its all worth it man, and boy does it feel good to come home to your own stuffComment

After all your posts, and getting a great corded drill kit for my birthday, I know I'll be getting into the home projects. We want to make our dog kennels look nicer, and rather than pay for expensive ones I think i'll just make something. Thankfully my dad has a drill press, miter saw, and other stuff I can borrow/use.
Gonna ease into it, but I hope my 2 years of woodworking in middle school pay off! My mom still has one of the things I made lol.
1 more day until I get the keys to our place. I'm just hoping they mow the lawn so I have a bit of time to buy a decent used gas mower. It's enough lawn to want a decent one, but buying them new is pretty pricey (and not that worth it).
