    The offer is in...

    Went asking price. They have until 9 PM tomorrow to respond. We're having an open house for our house this weekend... We need to get it sold!

      Congrats on making the offer. For the size of that house at THAT price, I want to move to Washington. I have family near Seattle. Despite the market, that house would be around 450 here in San Diego.

      We accepted an offer on our house and will walk away with equity. It was only on thrle market for 2 weeks so hopefully you will have that luck too. We plan on downsizing a bit so wife can go back to school full time.

        The Seattle area would likely run you about as much as San Diego (maybe not quite that high, but it's expensive). I live in Eastern WA, where the price of homes is very, very reasonable.

          So, today at noon, the sellers are meeting with their agent to discuss the offer. My agent said they were motivated to sell but a little hesitant on us having to sell our house first.

          I know if someone offered me asking price for my home and the offer was contingent on them selling their house, I would accept it in a heartbeat. They have absolutely nothing to lose. Their house stays on the market and we can be bumped by another offer if it wasn't contingent on a house selling. If we sell our house quick, they get a great deal. If our house sits for much longer, I can see things getting very dicey. I think at this point though, they would be nuts to turn the offer down. This is not a seller's market here AT ALL, so the opportunity to get your asking price is pretty much unheard of. I've already dropped my house below its market value in the past day to generate some interest. With the offer, we also presented them with the listing and pictures of our house, so they can see that at the price it's at and being a beautiful "starter" home, it should sell quick.

          We have to sell quick... We are having an open house this Sunday from 1 to 4 PM. With the price drop, I have a very good feeling about it. If I get an offer for $145K (it's listed at $149K) I might be forced to pull the trigger because we badly want this house.

          It's going to be an exciting couple of weeks to be sure. I hope it's a happy ending for us when all is said and done.

              Well, they accepted the offer! They did not make a single change. They also are agreeing to pay all closing costs. Oh, and they also agreed to leave the surround sound system.

              Now, the push to sell our house really begins... We hope to be in our new home by Christmas! That's a stretch, though.

                  That's awesome. We are waiting on the results of our appraisal and inspection to make the offer official. It feels like it takes forever.

                    They offered asking price but want us to pay closing costs... That's fair.

                    They want our washer and dryer though, so we're going to counter back and say no. If they threaten to walk, we'll relent. We just love our washer and dryer!

                        We are paying 3.5% towards closing cost. I guess that is the norm now to pay partial closing costs. However, it will all work out when we turn our equity into a down payment for a smaller house AND ask for closing costs.

                          Congrats! The new house looks like a bigger version of what we bought. Wish the market here was like it was there lol. You can't get a great 2200+ sqft house for that cheap here, but you're getting a great house it looks like.

                            We're building a 2-story house, with an unfinished in ground basement. We are supposed to close in 2 weeks, but over the weekend the basement flooded with 6 inches of water covering the entire thing. We took pictures showing where the walls were wet from water coming through, but the builder is convinced it is only because our yard hasn't been graded. He thinks all of the water came through our basement window, which is sealed. There is evidence of some water coming through there, but I don't think there is any way there could have been enough water to completely cover the basement from a very small opening by the window.

                            The builder is refusing to do anything else as far as waterproofing, even though he told us he is only assuming the water came through the window. This is the second time the basement has flooded, and after the first time is when he actually installed the window and window well which he said would prevent the water from getting in. He also told us he would bring in a dehumidifier after they pumped out the water on Monday to dry out the basement, but he didn't do that either. The wood framing in our basement is still sitting in water.

                            We're really at a loss of what to do at this point. The builder wants us to go ahead and close in 2 weeks with no assurances that water won't get back in. This was supposed to be our dream house, and now we both feel sick at the thought of spending so much money for a house with a basement that is susceptible to flooding. We're going to try to get the builder to let us out of our contract, but there are no guarantees he will without fighting us. He's developing a whole subdivision though, so if we don't close he shouldn't have trouble finding someone to buy it, if the basement is fixed. It's so hard to walk away from what was supposed to be our dream home, but right now there is now way I can feel comfortable living there.

                              Do you have to commit if they've screwed something that major up before its done?
