    You'll probably see alot anyway, but the ultimate thing is the appraisal and the inspection once you select and get accepted on one.

    That tells you if there is any major issues with the house to little from the foundation being warped or cracked to if the house has termites and needs exterminating to bad plumbing or electrical.
    I'm sure I will look around, this one house though just got me in the 'I should really look into purchasing' mode.

    After speaking with the parents about this (they're in FL vacationing at my aunt's house), my mother told me they could put up close to 20. I'd rather put up 20k anyway, to have a nice amount saved up on the side.

    I'm guessing my 1st step is to get in touch with a realtor?

        Anyone had any issues w/ the bank sending a surveyor out and designating your property a flood zone? Not just that, but the surveyor has listed on his "map" that a creek runs right dead through the center of our property, thus creating the flood zone. When in reality, the creek is over 100 yards behind the property. The map he provided, there is a creek drawn right down the center of our property line however.

        They're telling me I need to pay for a surveyor to come out and correct it. This runs into big $$$ that I don't want to shell out for someone else's mistake. It's OH SO obvious that there's not a creek in the center of our property. lol

          I know a couple friends who have had to go through it. Some got the survey done quickly, others took months (even over a year) to get it squared away -- seems pretty hard to avoid paying from what I recall (unfortunately).

            We finally settled with the builder to get out of the house we were building, and now we're set to close on a different house tomorrow afternoon. 3000 sq feet walkout basement home, and the old owners made some nice upgrades, including granite countertops in the kitchen, and new energy efficient appliances. We're paying someone to remove the popcorn ceilings and repaint them, and are planning on moving in next weekend.
            Since it's been 5 years since we last bought a house, I forgot how expensive it is to actually move. We had to buy a new refrigerator and stove, along with changing the locks and light fixtures, and repainting the bedrooms. I am so ready to be out of my in-laws basement.

                  Depends what you can afford for monthly payment. You can do up to $300k with 20% down if you can afford to live there

                    Hey guys, we're closing on our house February 8th (so far!) And I was wondering if there's a computer program that can be purchased that you can play around with renovations, colors and configurations to get an idea of what the changes will totally look like in the house.

                        Congrats! Sounds awesome!

                        I hear you on the added expenses. Fridges aren't cheap for a nice one (and I'd regret settling on that). We had to buy washer/dryer too, thankfully the stove was a pretty nice one.

                        Plus then you want to decorate and get furniture that works with the new house. It's all fun, but not cheap. Luckily most can be done over time if you're patient

                          After some serious thinking, I've put a time line of next Summer. I really want to do a little padding to the savings before I embark on something this large. I'm just not sure I am fully prepared for the hidden costs. Too many variables involved. I think, with a serious cutback this year, I can save another 10-15 and fully be prepared.

                          I did a ton of research, and just want to be fully prepared.

                            Probably smart! Was helpful to have savings above and beyond my down payment. Wait until you're comfortable. This does help you maybe save even more now that you have a goal to shoot for.

                                You guys all have AC?

                                Do any of you use solar film to block heat.. or use ceiling fans? Anything besides AC systems built in.
