    Here's some updated pics of the pool. The pool builder said that in another 2-3 weeks we'll never even know that they were there except for having a pool.

          I think it all depends on which one is the the worst shape really.

          Our house was built it 2009 and I already want new floors. We have medium hardwood floors in our living room, carpet in our bedrooms, and tile in our kitchen/bathroom. As much as I really like these dark hardwood floors that have gotten popular over these last few years, I just don't think there's feasible with our four dogs. When time to make a change I think we'll probably switch to stained concrete throughout.

          Our yard is really a big priority for us too because of our dogs. Keeping the house mud/dirt free over the past few weeks has been hell since our back yard is so messed up. We don't really have the luxury of waiting for our grass to grow back in, so we're going to have fresh sod laid. It's an extra cost, but worth it to not have to deal with all of the muddy paws.

            Hardwood. I love my lawn, but a new floor just brings the house together. Also, it adds more value than curb appeal.

                  Yeah man, no animals here.

                  When we got the house there was new carpet, so it's in fine shape. Probably only have to clean it once a year.

                  The grass could stand reseeding however its st augustine so its like dormant at this time of year.

                  with that we dont have a sprinkler so not only would we have to stand out there and water it everyday or at least the city only permits 3 times a week tops in this drought, so im not sure if its worth it because when you do water you have to absolutely soak it so you're standing out there for a long time

                  Wife thinks the grass should be done before trying to make the inside look better....

                    I would get my inside in order and any other functional additions you want done before worrying about reseeding the yard.

                    Unless your yard is overgrown with weeds or a mud-bog then I would keep that low on the list.

                      Honestly its not. She thinks its ugly, which sure if your stuff just isnt lanscaped to look like tv its ordinary, but that's it to me.

                      I feel like we should do the inside. How to convince her though, not sure lol.

                        Well a happy wife is a happy life.

                        We have a bunch of wire grass in the back yard and a couple small patches in the front yard. I would love to get rid of that, but my plan for the foreseeable future is to pull that **** up as much as I can. I want to landscape the front first and get a deck/patio area before I worry about the back yard. A garden will probably go there anyway.

                          She is happy lol. I won't be if we do all of that reseeding and fertilizing and she wants everyone to water the grass but won't do it herself.

                            Nah. The flippers enclosed the old porch and made it a sun-room so I want to do a floating deck patio off of that. Right now its just mulch and mud.

                            I want to landscape the front, too. Right now its just two flower beds at the front of the house and a rectangle flower bed where a big maple tree used to be. All I really want to do is put in a flower bed lining the walkway, some mini/medium sized decorative evergreens, and replace all the mulch the neighbor cats keep ****ting in with some pebble that will **** their paws up.

                              Finally got the insurance claim through for our storm damage.

                              Ends up being a wash (our grill and other property damage covers the deductible), and we just have to replace the grill eventually.

                              Sucks to have to do some of that, but at least all the roof and other damage is fixed and doesn't hit us too badly. Just glad to have this behind me, and in the next few weeks they'll fix it all up.

                                Honestly, I'd do the re-seeding over the hardwood floors.

                                To me, if you're not planning on selling anytime soon, up the curb appeal. Hardwood floors don't take that long to install. You can do that at anytime.
