    Yeah, you can get some great "deals" out there and certainly the real estate shows on TLC/HGTV helped fuel the flipper industry, but I think a lot of people underestimate how much work can go into fixing a house up. Repainting, changing fixtures, and even some remodeling is nothing in comparison to having to restore a house back to it's original self.

    Anyway, I finally got some grass seed down in the backyard. Between the rain and not being home I've been wanting to get that done for almost a month. Anyway, I sprayed with weed killer first. That's taken a couple days, but finally starting to notice spots of dead ivy. Doesn't seem to be doing anything for the wiregrass, but the ivy came in pretty heavy this year so one step at a time.

    First, I broke up the soil with a rake. Then we spread the seed. We ran out of dirt (and so did Lowe's) so we didn't get to hit all of the spots, but I used top soil and spread a small layer over the grass-seed. I made sure to do this on the larger patches. Next we laid down straw on the largest areas and any spot on the small incline. Finally we set up two sprinklers and have been watering the new seed in the evenings each day.

    There are some big patches of wiregrass I would love to get up, but for now I want to fill in empty patches especially those around the deck and backdoor. Fall and Winter can be a little muddy so hopefully this will help a lot later this year.

    Other than that no major projects. This weekend I want to trim the trees around the house. I don't like limbs hanging over the roof or crowding the house too much especially with the type of limbs that have come off the maple since we've been there. We need a new ramp and to reframe our shed doors. We could also use another truckload of landscaping gravel for the flower beds. Basically it's a lot of small stuff to do.

      at least you guys don't have used needles and condoms in your yards

      (I'm counting the parking lot as a yard)

      fortunately it's the time for year for the lawn care crew to show up and use the high powered air blowers to scatter the condoms, needles, and shattered beer bottles

            Picked up a new chain and a bottle of oil for our electric polesaw. Trimmed and shaped up (as much I could reach anyway) all the trees in the back. Cleared up the dogwoods that were starting to crowd the side of the house and get touchy with the roof. Trimmed up the black maple and cleared it away from the roof and over the deck and got down some dead limbs. Our neighbor has a giant oak tree that has grown over. I got as much dead off of that and trimmed it back from overcrowding our trees. They also have an elderberry tree on the line so I cut off all the droopy branches.

            Things are starting to look good. Grass is growing in from where we seeded last week. The weeds we sprayed are starting to die back so those spots should be ready to plant grass in a week or two. Things are already starting to get dry so might need to keep the sprinklers out all summer unlike last year.

            Anyway. I'm curious. How many of your guys' neighbors maintain their yards? My average seems to be 1/3 or 1/4. We have neighbors across the street that are fairly active outside. In the back we have neighbors that were renting their house and now they're living in and fixing it up. So they've been outside fairly regularly. Outside of them I only ever see people outside to mow. There might be a weekend where the bushes against their house is trimmed, but largely nobody else does much to do their yard.

              Only thing I like about the HOA, they require it. My neighbor, don't know if they rent or not, were not keeping up with it. It had weeds and looked bad. Some called and they had someone there cleaning it up.

                Honestly, I'm the type that would rather throw some fertilizer across the line into the neighbor's side yard to keep the weeds from coming over.

                  Thankfully I don't have any major projects for the yard/outside this year. The biggest thing I'm going to get into possibly is buying a new grill.
                  I can't shave with my eyes closed, meaning each day I have to look at myself in the mirror and respect who I see.

                  I miss the old days of Operation Sports :(

                    My wife wants a new riding mower. She saw a Ryobi battery powered riding mower that look like a giant go kart. She was impressed with the fact it had a built in cup holder and cell phone holder slot. That is what happens when my wife goes to Home Depot. She goes straight to the power tools and riding lawn mower sections. I guess we are due for a new riding mower, ours is about 24 years old.

                      This just sounds like the story will end with someone driving down a country road to a convenient store on their riding mower lol.

                        People do this in Vermont every day during the summer and fall.

                          My grass grows too fast. Have to cut it every 3 days. That is one thing about Vermont, everything grows out here very fast.

                            That's not at all unique to Vermont, I usually cut mine once every three days as well.
