I was told by someone in EA the Stub Hub Center is in game.

It is in FIFA this year. I see no reason why it wouldn't be in Madden when they've had unifinished versions of Vikings and Falcons stadiums in a year in advance, and had the LA Colosseum in last year for the Rams.

So it is in game, but my question that I couldn't get answered was will the rating be low enough to rebuild the stadium year 1. With a 30k seating capacity making funds will be difficult, so a rebuild may be necessary year 1.

Why wouldn't they make it automatic? Didn't they force a new stadium in the Rams situation last year heading into year 2 of cfm?

I'm pretty sure it will be what Gritblitzer said. Your stadium will likely already be in "rebuilding" mode when you come in, like it was for the Rams in 17.

I'm amazed this is even a question.

No reason for EA to not have all NFL stadiums in the game. The only time I can recall them not having team stadiums was Madden 2002 on the Nintendo 64.
