      On a side note, I gotta find a hammer drill. The damn toilet ring that attaches the toilet to the floor is so rusted out it is basically gone. I went bought a brass replacement but I got to anchor it to the concrete. Talk about pain in the *** last time I had to do it.

        When I was selling my old house last year the inspector found that my guest bathroom had been leaking for a while under the floor. All the wood underneath was rotten and it was basically just the tile holding people up. Whole floor had to be replaced. Good thing you have the know-how to fix it yourself, it cost me over $2k to have it done.

              Yea doing things myself has saved me thousands and thousands. Hell I put on my own roof little more than a year ago. Put in every window in my house with Low E double pane argon filled windows, put down all new wood floors through out about 3/4 of the house, remodeled the entire main bathroom, new counter tops for the kitchen, ripped out everything from the laundry room and installed new hot water tank, and now remodeling entire 1/2 bath in back of house. I'm a room or two away from a complete remodel

              I'm not toot tooting my own horn but just acknowledging if I had to pay someone for all that WOW it would be wayyyyy up there in cost. Hell my dad remodeled his back patio/outdoor kitchen and it costed him 30,000 dollars. I could of did entire thing myself for under 5,000 easy!

                And in between remodeling parts of your house, you still find time to get your kayak fishing in and PC gaming in. I am starting to believe you don't ever sleep.

                  Put an offer down last week that was accepted. We have the home inspection tomorrow. The waiting is the hardest part. I'm hearing 35-40 days from the acceptance of the offer to close is what I can expect.

                      Don't forget I'm also in college full time and work 40 hours a week also(mon-fri 7:30 to 5). Plus getting married in 4 months

                      In serious I'm so busy it makes my head spin. I work all day then I get as much school I can while on the clock. Nothing beats basically getting paid at work to do school work. Then I get off, head home and play Xbox/PC for hour or two a night. Cook some supper and get ready for the next day.

                      The weekends I load the kayak up Friday evening after work, wake up at 4am Saturday morning and head out. Sunday is either my recover day or another day to do something on the house. I have to choose fishing or house remodeling and it's a tough call each week

                        Installed some post lights in the four corners of my pool this weekend. They look good. They had a kit at Lowe's that had all you needed other than running the wire underground. It makes the pool area look very cool.

                          Anyone ever bought a home that was For Sale By Owner? We're looking at doing this, but really unsure of how to go about it. We're preapproved for well over their asking price, but our last go round, we had a Realtor who handled the offer, etc. Is there a standardized form?

                            From a selling stand point, I had a realtor that would handle the closing stuff for me for 1% of the sell of the house if I found a buyer on my own, rather than the 6%. Maybe you could find a realtor that does something like that from the buyers side? I know I wouldn't want to deal with the offer, inspections, and closing papers on my own.

                              I don't know if you have an Assist 2 Sell office near you, but when my wife and I were considering doing that they would handle all of the paperwork for around $1500. There are also real estate lawyers that can handle that kind of thing. I would definitely hire someone, as with that big of a purchase you don't want to make any type of mistake that could cost you more later.

                                I have a crazy vine type weed that I can't get rid of in our flower bed. Is there a spray that's safe for flowers but will kill the weeds? I keep pulling them (takes forever) but always comes back. It's horrible now since I was gone on vacation for 3 weeks.

                                Any advice for weeds in areas with flowers/plants (so I can't use roundup)? Thanks!
