      I'd still rent in your situation...unless you really want to buy a house for yourself and she can just happen to live in it with you for now.

      Is this the first house you have bought? If so, you will likely need to get mortgage insurance, too (also known as PMI). You have to carry it for a certain number of years or balance of the loan. I think you can avoid it if you can put a BIG down payment though...but keep it in mind. It's a cost a lot of first-timers aren't aware of.

              This would be my first house, yes.

              Honestly, I looked for houses when I moved out, but couldn't really find anything. Plus, I wasn't really sure of a budget since I had never lived on my own. My big thing now is more room. 900sq. ft just doesn't cut for me anymore when I'm exercising in my living room and sweat could theoretically fly onto my stove top. A yard would be a plus and the general customization freedom would be tempting as well. I know I can swing it financially even on my own, but I know there's hidden costs over the life of the loan that a monthly budget wouldn't necessarily capture.

              I know I can qualify for first time home buyer's credits and loans, but I kind of don't want to splurge it in a rush. We'll see.

                My 1st Anniversary is today and my wife and I are heading out for an early dinner after work. I've narrowed down my entree to three choices.

                A) TASTE Of LOUISIANA - Gulf Fish, Shrimp and Blue Crab, Roasted Corn, Baby Spinach, Grape Tomatoes, Beurre Blanc

                B) CRISPY CHICKEN, RABBIT AND QUAIL - House Made Waffles, Spicy Cole Slaw, Jack Daniels-Steen’s Syrup

                C) BEEf WELLINGTON FILET - Mushroom Duxelle, Pastry Crust, Duck Bone Demi

                Of course, I have to hear the specials before making a final decision, but man my mouth is already watering.

                        Choice A sounds like something you can get anywhere at anytime, doesn't seem to fit the occasion.

                          I would wait until you could both be on the house, which is likely going to be when you are comfortable getting engaged or married. My sister-in-law lives with her boyfriend in a house just in his name, and despite the fact that she pays rent, he makes all of the decisions on the house because it's his house. That's something that could put stress on your relationship because it would never be her house too.

                          And if you're not getting married soon, don't even consider putting both names on the house. That is just asking for major trouble.

                            I wouldn't do it. As someone who has experienced a broken engagement this year, I wouldn't buy a house with a significant other until you're married. There's a chance that a year from now you may realize you don't want to marry her and then what? Sell the house you just bought? Stay in the relationship because the house is too big of an obstacle?

                            Just wait 2 years then buy a house.

                              Choice B sounds so good to me but it sounds like something I'd want to get more often than not.

                              I'd probably go with choice C if I were in your shoes. I also have reactions to seafood (got really bad food poisoning from Seafood before. Even the smell of it makes me sick now. Not sure if I'm allergic or my mind/body just plays tricks on me equating the smell/taste with being horrible sick) so Choice A wouldn't be an option for me - I can't play the voting game fairly.
